Market Update - A Local Perspective

 

New Castle County, DE

New Castle County experienced a 0.1% increase in the number of sold homes for the seventh month of 2024 compared to 2023 and a 6.1% increase in the median sales price from $330,000 to $350,000. The number of homes that went under contract in the 7th month of 2024 increased 2.5% from 2023.

 

Kent County, DE

For the 7th month of 2024, Kent County experienced a 5.6% decrease in the number of sold homes compared to 2023 and an 9.3% increase in the median sales price from $311,086 to $339,900. The number of homes that went under contract in the seventh month of 2024 decreased 6.0% from 2023.

 

Sussex County, DE

For the seventh month of 2024, Sussex County experienced a 2.8% increase in the number of sold homes compared to 2023, while the median sales price remained unchanged at $450,000. The number of homes that went under contract in the 7th month of 2024 increased 6.1% from 2023.

 

Southern Chester County, PA

Southern Chester County experienced an 3.3% decrease in the number of sold homes for the seventh month of 2024 compared to 2023 and a 4.8% increase in the median sales price from $530,000 to $555,550. The number of homes that went under contract in the 7th month of 2024 decreased 4.7% from 2023.

 

Cecil County, MD

For the 7th month of 2024, Cecil County experienced 5.9% increase in the number of sold homes compared to 2023 and a 7.8% increase in the median sales price from $334,000 to $360,000. The number of homes that went under contract in the seventh month of 2024 increased 2.1% from 2023.
