Description
As I drive through the quaint neighborhood of Park Avenue, I am in awe of the lovely landscaping, the well-maintained properties and the abundance of guest parking. I get so excited thinking that I get to call this newly developed neighborhood my home! Stepping inside my end-unit Townhome, I am first greeted by a ton of natural light, stunning wood floors, an expansive bay window and an open floor plan. The living room is spacious and is perfect for entertaining! I can already envision having my family and friends over, all of us seated comfortably and enjoying a game on a Sunday afternoon. Past the living room is the combined dining area and kitchen…and this kitchen has everything I have ever wanted! The kitchen offers white cabinetry, granite countertops, an extensive island, sleek hardware, stainless steel appliances, gas stove, built-in microwave, a two-door pantry and a new modern backsplash. I plan to host the holidays at my home this year and I know this kitchen is fully equipped to help me do the job! The dining area is expansive, allowing me to have to seat many guests. The view from the dining area is lovely, as it overlooks the deck and into the community courtyard. Ascending to the upper level, I am looking forward to retreating to my master suite at the end of the day. My room has several windows allowing an abundance of natural light to pour in, a walk-in closet and a full bathroom. The bathroom offers a double sink vanity, modern fixtures, ample storage and a newly remodeled tile shower with a waterfall shower unit. Down the hall are two additional bedrooms and a hall bathroom. The guest bedrooms are spacious and offer sizable closets. The hall bath also showcases lovely tile work, a linen closet and plenty of storage space. The laundry room is also on the upper floor which I am so thankful for….no more walking up and down flights of steps with loads of laundry! Down on the lower level is the finished basement and two-car garage. I love that the finished space provides me with options; I could use the space as a second family room, a home office or home gym. There is also an oversized half bath and storage closet. The attached two-car garage provides ample storage space as hanging racks were recently installed. As well as, the surface has an epoxy floor making it look so clean and modern. Outside on the deck is where I plan to spend a lot of my down time. I can imagine making a yummy cup of coffee, sitting outside on a cool crisp Fall morning and swaying in my rocking chair. I can also imagine all my family and friends gathered for a BBQ and or celebrating a special occasion. Another reason why I love my new home so much is the convenient location. Nearby is the Harleysville Community Center, numerous parks that are all within walking distance, the Lederach Golf Course, Henning's Market and so many shops and restaurants that I am looking forward to exploring! I have found my own slice of paradise, and I can't wait to move in!

Climate and Weather
The Temperature chart displays average high and low values for January and July, and is designed to provide an indication of both seasonal and daily temperature variability. The Weather Risk Index indicates the calculated risk of each type of weather event occurring in the future. This risk is based on historical localized storm events and weather patterns. The national average for each type of weather event equals a score of 100, so a score of 200 would represent twice the risk as the national average, and a score of 50 would represent half the risk of the national average.
